Do you only work in Franklin?
Franklin and Macon County is my home base, but I work across all 17 towns in the Carolina Smokies — from Highlands and Cashiers to Sylva, Bryson City, Asheville, and up to Burnsville and Mars Hill. If it's in WNC, I can probably help, and if it's outside my range I'll refer you to someone good.
What does a buyer's agent cost in 2026?
Post-NAR-settlement, NC requires a written buyer-agency agreement before showings. We'll talk through compensation up front — sometimes paid by the seller, sometimes by the buyer, often negotiated as part of the offer. There's no charge to meet, talk, and put a plan together.
I'm in Florida — how do we even start?
I do this all the time. We start with a 30-minute call to talk about budget, timing, climate priorities, and which towns might fit. Then I send you a curated MLS feed and we plan a long weekend trip with three towns to walk. I've moved my own family this exact route.
Can you give me a real number on my home?
Yes — a real comparative market analysis with the live comps that support it, not a Zestimate. I usually need 24–48 hours and a quick walk-through (in person or by video). Request one on the home valuation page.
Are you taking new clients right now?
Yes. Always. I keep my book intentionally small so every client gets real attention, but I'm taking on new buyers and sellers throughout 2026.
