How accurate is a Zillow Zestimate in Western NC?
Zestimates can be off by tens of thousands in WNC because they don't see things that drive value here: long-range views, road access, well/septic condition, acreage, slope, or recent comparable sales on private mountain roads. A local agent's CMA looks at all of that against the live MLS.
Is the valuation really free?

How long does it take?
I typically turn valuations around within 24–48 hours. If your property is unusual (large acreage, off-grid, or in an area with limited recent sales), I'll let you know and may need a day or two more to pull thorough comps.

Not for the initial range. I can give you a solid estimate from photos, recent updates, and the property data you share. If you want a tighter number for a real listing decision, an in-person walkthrough is the next step and that's also free.
