Selling your home in Franklin & the Smokies.
I'm a listing agent with eXp Realty, based in Franklin. Selling with me starts with an honest price backed by live comparable sales, moves to professional photography and real marketing, and ends at the closing table. The first step is free: a real valuation of your place.
Pricing, prep, marketing, negotiation, closing.
In a thin market like WNC, the difference between the right list price and the wrong one is weeks on the market and tens of thousands of dollars. This is what I do on every listing.
An honest price
A comparative market analysis backed by live comparable sales, not a Zestimate. You see the comps I used and the reasoning behind the range.
A walk-through and a prep list
A pre-listing walk-through with a concrete prep punch list. On mountain properties that includes getting the well, septic, and road paperwork together before we list, because missing documents slow a sale down later.

Photography that does the place justice
Professional photography, drone, and floor plans. Views, acreage, and setting are what buyers up here pay for, so the photos have to show them.
Real exposure
The MLS, targeted online marketing, and eXp's 80,000-agent network.
Showings, feedback, and a weekly check-in
I coordinate the showings, send written feedback after each one, and check in every week so you are never left wondering what is going on.

Offers and negotiation
Every offer gets a line-by-line review and a negotiation strategy before you answer it.
Inspection through closing
Inspection and closing coordination from start to finish. North Carolina closings are handled by an attorney, and most take about 30 to 45 days from contract.

These are on the market right now. Open one to see the photography, the tour, and how the property is presented.

And from the air.
Drone photography shows what a mountain property sits in: the lot, the road in, and the view. Aerial photos by Joel Collins.
In their own words.
Each of these is word for word from a public Google review left by a client whose property I listed and sold.

Know what you'd walk away with.
A price range with the comps that support it, typically in 24 to 48 hours. No obligation.
Sale price minus payoff, commission, NC excise tax, and closing costs.
Pricing, prep, timing, and the mountain-property details, start to finish.
Rates, typical values, and what changed this month in Macon and Jackson counties.
What sellers ask first.
What is my home worth?
That is the first thing we figure out, and it is free. Send me the address and I will review the property against live market data and send you a price range with the comps that support it, typically within 24 to 48 hours. Request a valuation here.
What does it cost to sell a home in North Carolina?
The seller side usually comes down to the agent commission as we agree it in the listing agreement, the NC excise tax ($1 per $500 of the sale price), attorney and closing costs, and the payoff on any mortgage. The net proceeds calculator puts those together, and the excise tax page explains that line.
Is the commission negotiable?
Yes. In North Carolina commission is negotiable and is set in the listing agreement before we start. I walk through how that works in this post on realtor fees in NC.
How long will it take to sell?
It depends on the price point, the condition, and above all how the list price sits against current comparable sales. The monthly market report has the current figures, and once you are under contract closing usually takes about 30 to 45 days.
Do I need to fix things up before listing?
Not always. The valuation comes with notes on what adds or subtracts value and whether small updates would meaningfully change your range, so you can decide what is worth doing before we list.
Where do you list homes?
Franklin and Macon County are home base. I also list in Sylva and Jackson County, Bryson City and Swain County, and Highlands and Cashiers.
